Technological advances are continually changing corporate office requirements. File rooms are shrinking, massive libraries are becoming obsolete. Computer rooms that once required raised floors and two tons of supplemental cooling have been reduced to a fraction of their size. That large training room or 'bench' area may no longer be necessary. And because your salespeople are rarely in the office, you may be able to cut office sizes from 150 to 120 square feet.
Building Inefficiencies
Leasecorp's patent pending SpaceLink measures inefficiencies in any building and determines an efficiency ratio ("ER") for that building. That ER can also be used to project how much square footage will be required for similar space in other buildings. These inefficiencies can result from such factors as large column sizes, oversized perimeter heating mechanisms, irregular building shapes (odd angles and curves) or higher than normal building loss factors.
That's why the 20,000 square feet you need in one building may be only 18,000 square feet in a more efficient building.
SpaceLink also identifies inaccurate rentable area calculations by landlords that do not follow BOMA measuring standards.
Layout Inefficiencies
Creating an efficient floor plan is tedious and time consuming. It takes an experienced architect far more time to develop an efficient layout than an inefficient one. Think about it. Wouldn't it be easier and quicker to assemble a jigsaw puzzle that had no borders?
Architects are paid by the square foot, not the hour. Ironically, an inefficient design takes less time and creates more revenue for them. What amounts to inefficiency is typically written off as "creative license."
