Control of Space Planning
Efficient space planning keeps client rent expense, square-foot-per-employee and real estate cost-per-employee down (see "Why is space efficiency so important?"). It's tedious work if you do it right. It takes time and effort to develop well thought out, efficient floor plans.
Ironically, this critical component is usually assigned to the landlord's space planner or a third party architect, to whom space planning is typically a low margin activity, as evidenced by fees ranging from .06 to .10 a foot. Fees based on square footage instead of hourly result in either:
Larger space plans that generate higher invoices
Faster turnaround of space plans, which increases hourly rate
Neither is conducive to efficient space planning. Both result in tenants leasing too much space and spending tens and sometimes hundreds of thousands of dollars more than necessary.
To ensure uniformly efficient space planning, Leasecorp developed their patent pending SpaceLink™ software that calculates precisely the amount of space a tenant requires in any building. To ensure these projections are properly implemented, our in-house architect generates most client space plans.
Preparation of Working Drawings
Because we control the architectural process, working drawings are generated faster and more economically than if sent to third party architects. This means a quicker turn-around than you'd get at some larger architectural firms.
Cost SavingsBecause these services are strictly to benefit clients, our fees are typically 25%-50% lower than our competition. Reduced architectural fees can save another $0.50 to $2.00 a square foot reduced construction costs that go directly to the client's bottom line.
Because our architects are in-house, they know the details of the transaction (construction allowances, lease term, etc.). This results in a more productive flow of communication among client, broker and architect and, consequently, smooth, timely and economical build-outs.
