Why use a broker?

Why use a broker? Here are the excuses we most commonly hear:

"...the landlord will drop our rate if we renew without a broker."

Renewals are generally a landlord's most profitable transaction. When tenants move, costs of constructing the new space are built into the lease. It's part of the rent.

Although most lease renewals involve little or no construction, rarely do landlords offer rates that truly reflect the reduced costs.

If they suggest not using a broker, it may be to avoid negotiating against someone who knows what's being saved in build-out costs.

"...hiring a broker will hurt our relationship with the building."

Real estate is an investment. Landlords hire professional leasing agents to negotiate the highest return for their building. If the agent for the building can sign a tenant at a higher rate, they will. It improves the landlord's bottom line and that broker's commissions.
